An empty house in coastal Florida is not idle. Humidity climbs, traps dry out, mail stacks up in plain view, and a slow leak has weeks to work before anyone sees it.
Most insurers expect an unoccupied home to be checked on a schedule, and some will argue about damage that went undiscovered for weeks. A documented visit closes that gap. This is home watch, not house sitting. Nobody lives in your house or has run of the place. Someone comes on a schedule, looks the property over, handles the small things, and sends you a dated record of what was found.
Exterior only. No entry to the house.
- Trash and recycling out on collection day, cans returned and rinsed
- Mail and newspapers collected, held or placed inside the garage
- Packages taken in the same day, never left at the door overnight
- Flyers, door hangers, and yard signs cleared
- Weekly walk of the exterior, photo confirmation sent
For short trips, or for owners who would rather not hand over a code.
Everything in Curbside, plus a full interior inspection.
- Every door and window checked and confirmed secure
- Thermostat and humidity verified, air handler and drip pan inspected
- Water run through every fixture so traps do not dry out
- Under every sink and around the water heater checked for intrusion
- Ceilings and walls looked over for staining or mold
- Refrigerator and freezer confirmed running
- Dated, location stamped photo report you can hand to your insurer
Twice weekly is $295 per month, which is what most policies want for a longer absence.

Arrival prep
House opened and aired out, AC set, water on, beds and baths readied so you walk into a house that is already awake. $115.
Grocery stocking
Basics in the refrigerator before you land. $65 plus receipts.
Contractor access
I let your vendor in, stay on site, and send photos of what got done. $55 per hour.
Storm coverage
Property secured ahead of a watch and inspected afterward with a written damage report. Included at the Home Watch tier.
Single trip
Traveling once rather than often. $50 per visit, three visit minimum, same written report.
Not offered
No overnight stays, no pet care, no security monitoring. Those are different jobs and I will point you to people who do them well.
